Comprehensive Home Inspection Checklist
The Comprehensive Home Inspection focuses on 7 key components of the home:
- Structure - Foundations, crawl spaces, slabs, framing, attics, roof structure, all roof penetrations, etc.
- Roof - Roof coverings (shingles, tile, metal roof panels, etc.), venting systems, chimneys, skylights, gutters, downspouts, etc.
- Plumbing - Water supply, water main shut-off location, waste and vent systems, water heating systems, piping, fixtures, sump pumps, etc.
- Electrical - Service line, meter box, main panel, main disconnect, grounding and bonding system, service amperage, wiring, circuits, breakers, fuses, switches, receptacles, fixtures, etc.
- Interior - Walls, floors, ceilings, rooms, attics, stairs, fireplaces, insulation, ventilation, etc.
- Exterior- Siding, windows, doors, steps, stairs, decks, railings, porches, garages, walkways, driveways, grading, drainage, etc.
- Heating and Cooling - Central heating and air systems, gas systems, heat pumps, thermostats, etc.
When I inspect a home, I'm prepared for anything. I bring a large variety of specialty tools to meet every challenge. In addition to all the standard tools (ladders, flashlights, voltage meters, cameras, probes, etc.), I also use the following specialty tools to better understand the condition of your home:
Thermal Imaging - Used to detect and document issues that cannot be seen with the naked eye. A specialty camera produces high quality thermal images of components such as; hot water heaters, air conditioning units and electrical panels.
Drone - Used to access houses with high, steep roofs, or brittle or slippery surfaces that cannot be walked on. State of the art, high resolution video and photos capture the best representation of your roof's condition. (Note: If I determine the roof is safe to access, I will walk it.)
Mobile Reporting Software - I use the industry's finest reporting software which can be viewed on site. It includes an easy to follow format with detailed descriptions, photos and videos.
Gas Leak Detectors - Detects natural gas, methane, gasoline, acetone, paint thinner, propane, etc.
Moisture Meters- Determines the moisture level for wood, drywall, concrete, etc.
Microwave Leak Detector - Detects radiation leakage around the doors, windows and fittings of your microwave oven.
Ultra Violet Lights - Detects evidence of rodents, pet stains, urine, feces, and blood which are not visible to the naked eye.

When performing a Comprehensive Home Inspection, You are encouraged to be there as I perform the inspection. I'm there to answer any questions you might have. I will inspect the operation and condition of all the system components of your home and document them. I'll also show you where the main shut-off valves are located for your water, gas and electric, where your A/C filter is, and how to perform basic home maintenance tasks. Since I am using mobile reporting software, I am able to have a preliminary report created which can be viewed at your property. This includes photos and/or videos of the roof, attic and crawl spaces; places which you are most likely unable to access.
A typical Home Inspection lasts for approximately 2-4 hours depending on the size and condition of the home.
