Four Point Inspections
The Four Point Inspection, also known as the "insurance inspection", was created after Hurricane Andrew hit Florida in 1992. This inspection is performed for insurance companies and is usually a requirement by the insurer for a new homeowner of an older home.
The Four Point Inspection includes reporting on only four of the home's key systems:
- Roof Inspection
- Electrical Inspection
- HVAC (Heat, Ventilation, & Air Conditioning) Inspection
- Plumbing Inspection
Insurance companies require that the condition of the four components listed above, be working as intended and within the manufacturer's specifications. They require documentation of all of the above components, their condition, and if any have been updated. The criteria that I inspect and report on are as follows:
- Current operating conditions
- Scheduled maintenance requirements
- Expected service life
Often, insurance companies will have their own forms that are to be filled out by a licensed Home Inspector or other qualified professional. The digital reports I use are accepted and approved by most insurance company in Florida.
The Comprehensive Home Inspection is much more detailed than the 4 point inspection, but it cannot be substituted for the Four Point Inspection. However, many home buyers will opt to get a 4 Point Inspection in addition to the Comprehensive Home Inspection. I offer a discount for combining the products if completed at the same time.
